Health & safety policy
Our commitment to safe working in occupied homes, including duties under CDM 2015.
Scope
This policy covers every survey, installation, snagging visit and aftercare appointment carried out by AdaptScot staff and our trade partners. It is written to comply with the Health and Safety at Work etc. Act 1974 and the Construction (Design and Management) Regulations 2015 (CDM 2015).
CDM 2015 duties
- On most domestic adaptations we act as Principal Designer and Principal Contractor, taking on the duties the homeowner would otherwise carry.
- A construction phase plan is prepared for every project, however small.
- A site-specific risk assessment and method statement (RAMS) is signed off before work starts.
- Welfare arrangements are agreed with the householder in writing.
Working in occupied homes
- Daily dust and noise controls — HEPA extraction, M-class vacuums, quiet hours.
- Asbestos refurbishment survey before any disruptive work in a pre-2000 property.
- Daily clean-down; safe routes maintained so the household can move freely.
- Lone-working and two-person protocols based on the risk assessment.
Reporting incidents
All near-misses and incidents are reported to hs@adaptscot.co.uk within 24 hours. RIDDOR-reportable incidents are notified to the HSE without delay.
Insurance
We hold Public Liability (£5m), Employers' Liability (£10m) and Professional Indemnity (£2m) cover. Certificates available on request.
